VALLEY LAND UP FOR SALE

THREE acres of land off Surrey Road at the Hawth Valley in Seaford is for sale with a guide price of between £20,000 and £30,000.

The site comprises open land and a pond and is at the lower end of the valley.

It is surrounded by a mixture of flats and houses as well as the Old Brickfield which is a site of nature conservation interest.

In the past, two planning applications have been submitted to Lewes District Council both of which were dismissed on appeal.

One was for eight houses and one for four.

The agents in charge of selling the land, Clive Emson Auctioneers, suggest there may be potential for lower density housing subject to all necessary consents being obtainable. Alternatively, they consider the site would be suitable for holding in a landbank for future development.

Lewes District Council refused planning permission in 2005 for four houses with associated access and parking.

It was felt that the development would detrimentally erode the visual gap between urban developments to the east and west of Hawth Valley. As such this would result in a harmful impact on the character and appearance of the area.
