Impressive Chidham home with equestrian facilities and coastal views

A short stroll from Chichester Harbour at the top end of the beautiful Chidham peninsula is a good-sized family house with extensive land and impressive equestrian facilities.

Glenmayne not only has 3.7 acres of grounds and a new outbuilding, with permission to turn it into a two-bedroom detached annexe, but also offers a full-size sand school and five stables.

Its vendor said, given its size, his home could easily serve the needs of a very large family, an extended family or even two families.

Above all, he said his home is very conveniently located, not only for local facilities such as schools and pubs but also for glorious walks on the coast and within the South Downs National Park.

He said: “There’s great access to buses and trains – there’s a semi-rural quality to living here, but you’re fully in touch with everything you need, regardless of whether you are older or younger.

“You don’t need a car to live here, as there are pavements and street lights – and you can walk to the Bosham channel foreshore in only two minutes from the front door, via a footpath.”

Other advantages include the natural beauty of Chidham itself: “It has a lovely 12th century church and a very well-known pub – the Old House at Home – both of which are in walking distance of the house.

“And there’s a lot to do outdoors here, with plenty of sailing at Cobnor, Bosham and Emsworth, plus we are just a mile away from the border of the South Downs National Park.”

Nature-lovers not only have Bosham creek just around the corner, but can also reach Prinsted foreshore in 15 minutes on foot.

The vendor said the coastal views are exceptional, too: “You can also see both fingers of Chichester Harbour, Prinsted and the Bosham Channel from the bedroom windows.”

‘Amazing’ coastal sunsets are another big plus.

“When I built the garage, which is used as a home office and has planning permission to turn into a detached two-bedroom annexe, I put a balcony on the west end.

“At this time of year, in particular, if you look through the poplars as they lose their leaves, the sunsets towards the Spinnaker Tower are absolutely outstanding.”

Often deer come to graze in the paddocks.

“You feel very quiet and calm, even though you’re not in the middle of nowhere.”

Built in 1920 by the Moffatts as a small farm, Glenmayne later became a nursery with an acre of greenhouses, but these were obliterated by the Great Storm of 1987.

“It then lost some of its viability as a farm and, when I bought it in 1996, it was a bungalow with three and a half acres of oats around the back, let out to a local farmer.”

Twenty-two years on, the field at the back has become a three-paddock pasture, with ponies and a sand school.

The vendor said: “It’s been a great home for children to grow up in and it would be lovely for a family with children or older relatives.”
